Regulation Update

New national meth standards are now in force for rental properties

The Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026 took effect on 16 April 2026. These set legally binding thresholds for meth residue in rental properties replacing years of inconsistent guidance. If you're a landlord, property manager, or insurer, here's what you need to know.

Contamination Threshold

15 µg/100cm2

Any area testing above this level is legally contaminated and must be decontaminated on a room-by-room basis. A qualified professional must confirm clearance after decontamination.

Uninhabitable Threshold

30 µg/100cm2

Above this level the property is considered uninhabitable. Landlords and tenants have the option to end the tenancy quickly. Professional testing is required by law.

Testing and decontamination must follow NZS 8510:2017. Note: some insurance policies still reference lower thresholds. Check your policy, as you may still need to clean to a lower level to maintain cover.
